New launch
Elitz 3 by Danube
Jumeirah Village Circle (JVC), Dubai — sold-out twin towers, 692 furnished homes, active resale market
Elitz 3 is the third Elitz launch from Danube Properties in Jumeirah Village Circle: twin towers of 51 and 47 storeys in JVC District 13, holding 692 fully furnished apartments from studios to three-bedroom units, with retail and commercial space built into the complex. Construction began in December 2023, with Gammon & Billimoria on the main build and Al Wasl Al Jadeed Consultants as architect.
Elitz 3 by Danube, Jumeirah Village Circle (JVC)
The developer's own stock is finished — Danube's site lists Elitz 3 as sold out as of 3 October 2026. Buying activity has moved to owner resales, and Dubai Land Department records show steady off-plan transfers through 2026: studios near AED 758,000, one-bedroom units between about AED 1.11M and AED 1.19M, and two-bedroom units around AED 2.0M to 2.1M.
What keeps demand alive is the spec for the price band: every unit comes furnished, the amenity count crosses 45 — aquatic gym, sky observation deck, outdoor cinema, mini golf among them — and Al Khail Road is about two minutes out. If you want an Elitz 3 unit, we track resale availability; if timing matters more, we can place you in comparable Danube projects that are still selling.

Registrations & buyer protection
Elitz 3 is a Dubai Land Department-registered off-plan project within the Jumeirah Village Circle master development, launched in 2023 by Danube Properties. Instalments on Dubai off-plan projects go into a RERA-supervised escrow account under Law No. 8 of 2007 and are released against construction progress. Verify the project and any resale unit on the Dubai REST app before paying.
Escrow-protected payments
Off-plan payments in Dubai go into the project's DLD-registered escrow account — pay only the developer, never an agent.

FAQs about Elitz 3
Is Elitz 3 in JVC sold out? Can I still buy a unit?
Yes — Danube's own website lists Elitz 3 as sold out as of 3 October 2026, so there are no fresh developer bookings. You can still buy through an owner resale: Dubai Land Department records show off-plan transfers in this project right through 2026. Tell us the unit type you want and we will track matching resale listings for you.
What apartment types and sizes does Elitz 3 by Danube offer?
The two towers hold 692 fully furnished apartments: studios from about 389 sq ft, one-bedroom units around 766–865 sq ft, two-bedroom units around 1,102–1,289 sq ft, and three-bedroom units around 1,521 sq ft. Tower 1 rises 51 storeys and Tower 2 rises 47, with retail and commercial space at the base.
What was the payment plan of Elitz 3?
At launch in December 2023, Danube sold Elitz 3 on its signature 1% monthly plan — roughly 10% down, a large share during construction and a post-handover tail. That plan applied to developer bookings, which are now closed. In a resale, you reimburse what the seller has paid and settle the balance as agreed in the DLD transfer; some sellers pass on the remaining schedule.
When will Elitz 3 be handed over?
Construction started in December 2023 and the towers are in an advanced stage, but published completion dates differ across the developer page and portal listings, so we do not print one here. Ask us for the current construction update and the latest handover estimate before you commit to a resale unit — we confirm it against the developer's own communication.
What amenities do residents of Elitz 3 get?
The project advertises more than 45 facilities across the podium and tower crowns: an indoor pool, anti-current pool, aquatic gym, health club, jacuzzi and spa, plus a sky observation deck, sky meditation area, outdoor cinema, mini golf, tennis and basketball, a library, business center, kids day care, kids pool and splash pad, BBQ areas and a prayer hall.
Can Indian residents buy a resale apartment in Elitz 3?
Yes. Jumeirah Village Circle is a freehold zone, so Indian citizens can own apartments in Elitz 3 outright — no UAE residency needed. A resale purchase involves the seller's NOC from Danube, the 4% DLD transfer fee and registration in your name. We handle the process end to end for buyers from India, including remote closings via power of attorney.
How do I pay for a Dubai property from India?
Most Indian buyers remit funds under the RBI's Liberalised Remittance Scheme, which currently allows up to USD 250,000 per person per financial year; family members can combine limits. Banks apply TCS on larger remittances, which you can usually adjust against your income tax. We are not tax advisors — confirm your structure with a chartered accountant before you remit.
Does buying in Elitz 3 qualify for a UAE Golden Visa?
The 10-year Golden Visa generally requires property worth AED 2M or more. Many Elitz 3 units — studios and one-beds especially — have traded below that line, while larger two- and three-bedroom units have crossed AED 2M in DLD records. A buyer at or above the threshold may be eligible for UAE residency subject to government criteria; we check your specific case before purchase.
What should I check before buying a resale unit in Elitz 3?
Four things: the unit's Oqood (pre-registration) status on the Dubai REST app, exactly how much the seller has paid to Danube versus the outstanding instalments, the NOC fee and process with the developer, and the 4% DLD transfer fee plus trustee charges. We run this verification on every Elitz 3 resale we bring to our buyers before any money moves.
