New launch
Elitz by Danube
Jumeirah Village Circle (JVC), Dubai — 592-home twin towers, sold out at launch, handing over October 2026
Elitz by Danube put 592 homes into two curved-glass towers in JVC District 11 — and sold every one of them on launch day in December 2022, a sell-out reported at around AED 550 million. The mix runs from 440 sq ft studios to 1,488 sq ft three-bedroom apartments, topped by presidential studios, duplexes and penthouses, several with private pools. Handover is underway around October 2026.

The towers rise from a podium that stacks parking below and a single packed amenity deck above: an infinity-edge pool, an aqua gym with in-water training equipment, an outdoor cinema, padel tennis, a cricket pitch, mini golf, kids' day care and a toddlers' splashpad — over 30 facilities in all. Retail and F&B units sit at podium level, and Circle Mall is roughly a 300 m walk.
There is no developer stock left, but the building keeps trading: Dubai Land Department records show steady resale transfers through 2026, with studios in the AED 620K–750K band. If you want this address, we source owner resales and verify every title before you commit. If the numbers do not fit, Danube's Serenz — also in JVC — is the natural alternative that is still selling.

Registrations & buyer protection
Elitz by Danube, a 592-unit Danube Properties project launched in December 2022, is regulated by the Dubai Land Department, and off-plan collections in Dubai must flow through RERA-supervised escrow accounts under Law No. 8 of 2007. Verify the project record and any resale title on the Dubai REST app before transferring money.
Escrow-protected payments
Off-plan payments in Dubai go into the project's DLD-registered escrow account — pay only the developer, never an agent.

FAQs about Elitz
Is Elitz by Danube sold out?
Yes. Danube announced the project fully sold on its launch day in December 2022, and the developer's own page lists it as sold out as of October 2026. The only way in now is a resale from an existing owner, registered through the Dubai Land Department.
Can I still buy an apartment in Elitz by Danube?
Through resale, yes. DLD open data shows 50+ recorded sale transactions in the project, with studios recently changing hands in the AED 620K–750K range. We track owner listings in both towers, check the title and seller position, and arrange the transfer paperwork. If resale pricing does not suit you, Danube's Serenz in JVC is a close alternative with developer stock.
When will Elitz by Danube be handed over?
The developer's page states completion in October 2026. The original estimate at launch was Q4 2025, so the schedule moved by roughly a year — worth knowing if you are timing a move-in or rental start. Individual resale listings may quote unit-level handover dates a month or two later.
What apartment types and sizes does Elitz by Danube offer?
The twin towers hold 592 homes: studios of 440–628 sq ft, one-beds of roughly 731–1,099 sq ft, two-beds of 1,056–1,332 sq ft and three-beds of 1,166–1,488 sq ft, alongside presidential studios, duplexes and penthouses. Apartments were sold fully furnished, and select layouts include private pools.
What was the payment plan of Elitz by Danube?
Units sold at launch on Danube's 1% monthly plan — a small booking amount followed by 1% of the price each month. That plan closed with the sell-out in December 2022. On a resale you pay the seller as per your agreement, plus the 4% DLD transfer fee, trustee office charges and any outstanding developer instalments you take over.
What amenities does Elitz by Danube include?
Over 30 facilities sit on the podium deck: an infinity pool, anti-current pool, aqua gym, indoor gym, spa and health club, outdoor cinema, party hall, BBQ area, padel tennis, cricket pitch, mini golf, jogging track, kids' day care, play area and toddlers' splashpad, with retail and F&B units at podium level.
Can Indian citizens buy a resale apartment in Elitz by Danube?
Yes. JVC is a freehold zone, so buyers of any nationality get full ownership with a DLD-issued title deed. Indian buyers are consistently among the largest purchaser groups in Dubai, and a resale in Elitz follows the same transfer process as any other freehold apartment.
How do buyers from India send money for a Dubai purchase like Elitz?
Most individual buyers remit through their bank under the RBI's Liberalised Remittance Scheme, currently capped at USD 250,000 per person per financial year; family members can combine limits. TCS (tax collected at source) may apply on remittances above thresholds, so speak to your chartered accountant before you wire funds — we do not give tax advice.
Does buying a resale in Elitz by Danube qualify for a UAE Golden Visa?
The 10-year property-linked visa generally requires a DLD-recorded value of at least AED 2 million, and many Elitz units trade below that line. A buyer may be eligible for UAE residency subject to government criteria — confirm the current rules and your specific case with the DLD or ICP before counting on it.
