* ₹ figures indicative at ₹24.6/AED (2026-10); final amounts depend on your transfer-date rate. Splits are the developers' published plans at the date stamped on each project page; plans change per launch tranche — always confirm the current offer at booking. "GV range" = the project has unit types priced at AED 2M+ which may be eligible for the UAE 10-year Golden Visa, subject to government criteria.

How a "1% monthly" plan actually works

On a typical Danube 1% plan you pay around 10% at booking, then 1% of the price every month through construction, a small slice at handover, and the balance in monthly instalments after you get the keys — meaning the flat can be earning Dubai rent while you finish paying for it. There is no bank, no interest, and no loan eligibility check: you pay the developer directly on the published schedule.

What happens if I miss an instalment?

The consequences are set by the developer's sale agreement and Dubai law — typically grace periods followed by penalties, and Dubai's RERA rules govern cancellations and refunds based on construction progress. Read the SPA before signing; we'll walk you through the clauses that matter.

Is my money protected during construction?

Off-plan payments in Dubai must go into the project's DLD-registered escrow account, released to the developer against construction milestones — a protection India's buyers rarely get at home. Pay only into escrow, never to any agent, including us.

Which plan is cheapest per month?

The 0.5%-monthly projects (Aspirz, Timez, Sparklz, Breez, Serenz, Greenz) halve the monthly outgo versus 1% plans — on an AED 900K unit, roughly ₹1.1 L/month versus ₹2.2 L. The trade-off is usually a longer schedule or a larger handover slice; the table above shows each split.
